Light Industrial — Far North
Building Standards
| Rule | Value | Notes |
|---|---|---|
| Maximum GBA (new buildings/structures) | 450m² | Permitted activity threshold |
| Height in relation to boundary (recession plane) | 45° from 3m above ground level | Adjoins Residential, Coastal Residential, Russell Township, Coastal Living or Rural Living zones |
| Setback from State Highways and arterial roads | 2m minimum | Building setback only |
| Setback from MHWS | 26m minimum | Heavy Industrial zone reference standard |
| Site coverage (combined building and impermeable surfaces) | Maximum 15% | Heavy Industrial zone; Light Industrial requires 10% minimum permeable surface |
| Permeable surface | Minimum 10% of site area | Must be planted in grass, vegetation or landscaped with permeable material |
| Outdoor storage screening | 1.8m minimum height solid fence/wall | Must not be visible from adjoining sites and public land; construction materials exempted for 12 months |
| Road boundary landscaping | 50% minimum of road boundary | Minimum 1m height at installation; continuous 1.8m height and 1.5m width within 5 years |
| Side boundary screening (adjoining non-industrial zones) | 1.8m solid fence/wall OR landscaping | Landscaping: 1m minimum at installation, 1.8m height and 1.5m width within 5 years |
| Ancillary residential activity | Maximum 15% of GFA | Must be within or attached to industrial building |
Permitted Activities
| Activity | Status |
|---|---|
| Light industrial activities | Permitted |
| Commercial activities (complementary/supporting) | Permitted |
| New buildings/structures (≤450m² GBA) | Permitted |
| Ancillary residential activity (≤15% GFA) | Permitted |
Stormwater Standards
| Rule | Value | Notes |
|---|---|---|
| Stormwater collection from roofs and impervious surfaces | Required | Must comply with consented urban stormwater management plan or discharge consent |
| Piped connection to approved outfall | 600mm minimum into net allotment area | Where disposal by piping to approved outfall |
| Stormwater interceptor system | Required | Where contaminants stored/used on site; must avoid entrainment in discharge |
| Contaminant concentration in discharge | No immediate or long-term hazard | To human health or environment |
| Design reference standard | Technical Publication 10 (ARC 2003) | Onsite volume control practices recommended |
| Stormwater design compliance | Far North District Council Engineering Standards April 2022 | Required for all stormwater systems |
Noise Standards
| Rule | Value | Notes |
|---|---|---|
| Internal noise limit — bedrooms | 30 dB LAeq | Noise sensitive activities in new buildings |
| Internal noise limit — other habitable rooms | 40 dB LAeq | Noise sensitive activities in new buildings |
| External design noise level (residential adjacent) | Per NOISE-Table 1 | Depends on specific location and receiving environment |
Landscaping & Screening Standards
| Rule | Value | Notes |
|---|---|---|
| Front boundary landscaping strip | Minimum 2m depth | Where required by visual amenity standards |
| Landscaping maintenance | Ongoing; replacement if damaged | Must remain for duration of activity |
| Low Impact Design principles | Recommended | For stormwater management in landscaped areas |
Subdivision Standards
| Rule | Requirement |
|---|---|
| Telecommunications reticulation | Fibre where available; copper where not; copper for future fibre areas |
| Local electricity distribution network | Required to lot boundary |
| Wastewater reticulation | Required to lot boundary (where available) |
| Potable water supply | Required to lot boundary (where available) |
| Stormwater reticulation | Required to lot boundary (where available) |
Controlled Activities
| Trigger | Standard | Matters of Control |
|---|---|---|
| Non-compliance with Sunlight, Transportation, or Stormwater only | Must meet sunlight recession plane (3m measurement) and all other permitted standards | Visual domination, overshadowing, loss of privacy, loss of sunlight/daylight; mitigation measures |
| Stormwater disposal by piped outfall | 600mm minimum piped connection; contaminant management; safe concentration levels | Effectiveness of stormwater control methods; natural hazard mitigation; site constraints |
Restricted Discretionary Activities
| Trigger | Standards | Matters of Discretion |
|---|---|---|
| Non-compliance with Visual Amenity & Environmental Protection OR Noise Mitigation for Residential Activities OR Noise OR Setbacks from Boundaries OR Sunlight OR Transportation (single breach only) | Must still comply with all other permitted and controlled standards and relevant Part 3 District-Wide rules | Specific matters listed per rule type (visual effects, landscaping, noise character/duration/mitigation, building effects on outlook/privacy/visibility, sunlight/daylight effects) |
Use Restrictions
| Activity Type | Status |
|---|---|
| Heavy industrial activities | Avoided/not supported |
| Residential activities (non-ancillary) | Avoided |
| Community facilities | Avoided |
| Retirement villages | Avoided |
| Education facilities | Avoided |
| Sport and recreation facilities | Avoided |
Activities Requiring Resource Consent
All activities must also comply with Part 3 District-Wide Provisions, including:
- Chapter 12: Natural and Physical Resources
- Chapter 13: Subdivision
- Chapter 14: Financial Contributions
- Section 15.1: Traffic, Parking and Access
- Chapter 16: Signs and Lighting
- Chapter 17: Designations and Utility Services
An activity may be permitted by zone rules but still require consent if it breaches district-wide standards.
